SUBJECT: Resolution setting a quasi-judicial public hearing for a modification to the Southern Oaks Business Park Planned Development District and rezoning 7.18 acres (PB-2023-30)
EXECUTIVE SUMMARY
The applicant proposes modifications to the Planned Development District [Southern Oaks PD] to rezone and incorporate 7.18± acres into the PD. The site is located at the northeast corner of Charlie Taylor Road and US Hwy 92.
The Southern Oaks Planned Development District (Formerly known as the Eastland Industrial Planned Development District) was approved by the City Commission in 2008, and modified in 2016, 2018, 2021 and 2022 and is currently approved as a 218.90± acre large-scale industrial development located entirely within the area encompassed by the Northeast Plant City Area Master Plan. This PD is currently approved for 3,000,000 square feet of industrial uses. Proposed modifications include adding and rezoning three folio numbers (90515.0000, 90516.0000, 90517.0000) totaling 7.18± acres to the existing Planned Development. The added acreage is proposed to be used for truck parking.
There are no changes being proposed to the square footage currently approved, nor modifications being requested to the conditions, development standards, or other elements of the PD.
On January 24, 2024, the Planning Board voted (7-0) finding the modification consistent with Chapter 102, Plant City Code of Ordinances and the Imagine 2040: Plant City Comprehensive Plan and to forward the request to the City Commission with a recommendation of approval.
