                                                               AGENDA REPORT

DATE:                                          March 11, 2024

TO:                                          City Commission

FROM:                                          Bill McDaniel, City Manager

SUBJECT:                     Resolution setting a quasi-judicial public hearing on a resolution approving a final plat entitled Parkside Townhomes and associated waiver requests. (PB-2023-31)

EXECUTIVE SUMMARY:

The applicant proposes a final plat entitled Parkside Townhomes for a 73-lot residential townhome subdivision. This plat is located on the south side of Grant Street, west of Hunter and east of Alexander Street.

Two waivers are being requested. One is to Section 94-139 to remove the requirement for sidewalks along Grant Street at the project entrance, due to wetlands along Grant Street. Staff consulted with the Engineering Department and there were no objections to the request. The second waiver request is to Section 94-138(b) to remove the requirement for reclaimed water lines to the site.  Comments received from the Utilities Department state that reclaimed water lines are not available to the site and there is no plan to extend lines to this area.

There were no objections from reviewing agencies.

On February 28, 2024, the Planning Board found (6-0) the Parkside Townhomes subdivision plat (PB-2023-31) consistent with the Plant City Zoning Ordinance (Ch. 102), Subdivision Regulations (Ch. 94), Chapter 177 (Florida Statutes) and the Imagine 2040 Comprehensive Plan and to forward the plat and waiver requests to the City Commission with a recommendation of approval.

RECOMMENDATION:

That the City Commission adopt a resolution to set a public hearing for March 25, 2024, on a resolution approving the Parkside Townhomes subdivision.

FISCAL IMPACT:

Potential for 73 townhome lots.
