SUBJECT: Legislative public hearing for a text amendment to Division 16 Article VII, Chapter 102 for townhouses. (PB-2024-09)
EXECUTIVE SUMMARY
The purpose of the proposed text amendment is to remove the regulations for townhouses from the R-2 zoning district and moving them to the Supplemental Regulations Division 16 of Article VII, Chapter 102, of the Plant City Code of Ordinances.
The text below summarizes the major revisions:
Section(s) 102-1464 and 102-1465
1. Replace regulations for Video for Pay with the regulations for Townhouses.
2. Make the following amendments to the Townhouse requirements:
• Added provisions for perimeter setbacks to be 40 feet to accommodate buffers outside of the platted lots.
• Clarified Setbacks to exclude any “external” setbacks since the perimeter setback was established.
• Changed front façade requirements to alter the types of acceptable materials while maintaining the desire for multiple textures.
• Added language regarding porches for units that have front facing garages.
• Added language regarding process and required items for review.
Section 102-1465 (4)e. regarding perimeter setbacks were changed since setting the public hearing. No townhouse unit grouping shall be located within 30 feet of any perimeter lot line has been changed to 40 feet to mimic sections 4.a-c.
On February 28, 2024, the Planning Board (6-0) recommended to forward the text amendment to the City Commission with a recommendation of approval.
