SUBJECT:                     Quasi-judicial public hearing on an ordinance to rezone .27 ± acres located at 713 West Warren Street from R-1 Single Family dwelling district to R-2 Multiple-family dwelling district (PB-2024-08).

EXECUTIVE SUMMARY

The applicant proposes to rezone a parcel from R-1 Single Family dwelling district to R-2 Multiple-family dwelling district to utilize for a duplex. The site is located at 713 W. Warren Street. The site has a Future Land Use designation of Residential-12 which allows up to 12 dwelling units per acre. Based on the lot area size of 0.27± acres, a maximum of three (3) units would be allowed on the property, subject to it meeting all other requirements of the city code of ordinances. The lot width does not meet the requirements for an apartment; therefore, the lot would be restricted to one duplex.

On April 24, 2024, the Planning Board voted (7-0) finding the rezoning consistent with Chapter 102, Plant City Code of Ordinances and the Imagine 2040: Plant City Comprehensive Plan and to forward the request to the City Commission with a recommendation of approval.

RECOMMENDATION

That the City Commission adopt an ordinance to rezone .27± acres.

FISCAL IMPACT

Increased potential for one additional residential dwelling.
