SUBJECT: Quasi-judicial public hearing on a final plat entitled Timber Ridge located on the East side of Charlie Taylor Road, South of Midway Road and North of Swindell Road (PB-2024-22)
EXECUTIVE SUMMARY:
The applicant proposes a plat entitled Timber Ridge creating a 54-lot single-family residential subdivision within the Timber Ridge Planned Development District. The proposed subdivision is located on the East side of Charlie Taylor Road, South of Midway Road and North of Swindell Road.
There were no objections from reviewing agencies.
Originally a waiver was requested from Section 94-171(e) to allow dead end streets in lieu of the required cul-de-sac for those areas that will eventually connect to future phases. The applicant provided a temporary cul-de-sac; therefore, a waiver is no longer requested.
On September 11, 2024, the Planning Board found (5-0, with one abstention) the Timber Ridge final plat (PB-2024-22) consistent with the Plant City Zoning Ordinance (Ch. 102), Subdivision Regulations (Ch. 94), Chapter 177 (Florida Statutes) and the Imagine 2040 Comprehensive Plan and to forward the plat and waiver request to the City Commission with a recommendation of approval.
The submitted property information report shows a Notice of Commencement recorded on February 28, 2024. Because construction liens relate back to the date of the recording of the notice of commencement, any public right-of-way and easements would be subject to these construction liens. The developer is in the process of terminating the Notice of Commencement, but as of the time of this agenda report, it has not been terminated. If this is not resolved by the time of the hearing, the recommendation will be to continue the public hearing to the following meeting.
