AGENDA REPORT
DATE: January 27, 2025
TO: City Commission
FROM: Bill McDaniel, City Manager
SUBJECT: Quasi-judicial public hearing on an ordinance for a Major Modification to the Townhomes at Redman Planned Development District located on the east side of South Baptist Church Road south of Alexander Street and north of Charlie Griffin Road.
EXECUTIVE SUMMARY:
The applicant proposes modifications to the Townhomes at Redman Planned Development District to request a specific approval from section 102-1465 to allow drainage easements on individual townhome lots.
The Townhomes at Redman Planned Development District was approved by the City Commission on May 13, 2024. The level of detail required for Planned Developments requires the applicant to do a high level of design work on the layout of the proposed development. On April 8, 2024, Ordinance 17-2024 was adopted creating Division 16 of the City’s Supplemental Regulations under Chapter 102 regarding townhouses. These regulations introduced the requirement that easements cannot be located on individual lots.
The modification request would allow for drainage easements to be placed on individual townhouse lots. This request would affect approximately 31 lots or 10% of the total units, thus keeping the proposed construction in-line with the already approved plans.
On December 11, 2024 the Planning Board voted 6-0 with one abstention to forward the request to the City Commission with a recommendation of approval.
RECOMMENDATION:
Adopt an ordinance modifying the Townhomes at Redman Planned Development District.
FISCAL IMPACT:
There is no fiscal impact to the City.
