DATE:                                          April 14, 2025

TO:                                          City Commission

FROM:                                          Bill McDaniel, City Manager

SUBJECT:                     Quasi-judicial public hearing on a resolution approving a final plat entitled Park East Phase 5 (PB-2024-32).

    EXECUTIVE SUMMARY:

The applicant proposes a final plat entitled Park East Phase 5 for a 31-lot single family detached residential subdivision. This plat is located on the west side of North Wilder Road, north of Sam Allen Road within the North Park Isle Planned Development District.

There were no objections from reviewing agencies.

On February 26, 2025, the Planning Board found (7-0) the Park East Phase 5 plat (PB-2024-32) consistent with the Plant City Zoning Ordinance (Ch. 102), Subdivision Regulations (Ch. 94), Chapter 177 (Florida Statutes) and the Imagine 2040 Comprehensive Plan and to forward the plat to the City Commission with a recommendation of approval subject to the Applicant revising the Plat to remove the landscape buffer easement on the southeastern portion of the site making it part of Tract 216. The applicant has made this change as requested.

The Developer has executed an agreement pursuant to recent changes in Section 94-171, Plant City Code that is attached to this report.

RECOMMENDATION:

That the City Commission adopt a resolution approving the Park East Phase 5 Final Plat.

FISCAL IMPACT:

Potential for 31 single family residential lots.
