EXECUTIVE SUMMARY

The applicant requested a future land use designation of Plant City Residential-6 for a 14.2 ± acre site located on the north side of Trapnell Road, west of Timberlane Drive. The site consists of two parcels designated Hillsborough County Residential-1.

On April 7, 2024, the Hillsborough County City-County Planning Commission (5-2) found this map amendment consistent with the Plant City Comprehensive Plan and on November 19, 2025, the Plant City Planning Board (5-2) found the map amendment consistent with the Plant City Comprehensive Plan, subject to the condition that the request be changed to Residential-4. At the Planning Board hearing, the applicant agreed to reduce the density to Residential-4. Attached for your consideration is a staff report from the Planning Commission analyzing and finding map amendment PC/CPA 24-11 consistent with the Imagine 2040: Plant City Comprehensive Plan.
