SUBJECT: A quasi-judicial public hearing on an ordinance to modify the Sterling Commerce Center Planned Development District located on the west side of Webb Road, north of US Hwy 92 and west of County Line Road (PB-2025-29).
EXECUTIVE SUMMARY:
The applicant proposes the following modifications to the Sterling Commerce Center Planned Development District.
The applicant requests the following changes:
1. Rezoning 2.47± acres from Hillsborough County Agricultural-Industrial (AI) and incorporating them into the Sterling Commerce Center Planned Development District.
2. Reallocation of acreage approved for commercial and industrial uses.
On July 22, 2026, staff presented a recommendation of approval to the Planning Board based on the findings and analysis contained in the attached staff report for PB-2025-29. Following the public hearing, the Planning Board voted (6-0) to recommend approval of the request to the City Commission.
RECOMMENDATION:
The City Commission adopt an ordinance approving the modification to the Sterling Commerce Center Planned Development District.
FISCAL IMPACT:
Potential increase in commercial and industrial development.
